About NDIS Bathroom Modification
An NDIS bathroom modification is not the same as a cosmetic renovation. The brief is functional, clinical, and specific. The best outcomes come from specialists who treat the OT report as the design document.
Our network includes Adelaide renovators who are registered NDIS providers and who work regularly with participants, OTs, and plan managers. The process is different from a standard renovation: the OT assessment drives the design, the plan manager approves the budget, and the build has to match the documentation exactly.
Common modifications funded by NDIS include: removal of shower step to create a level-entry wet-room, installation of wall-blocked grab rails, non-slip flooring certification, accessible vanity (open below for knee clearance), lever or sensor tapware, and repositioning of the toilet for transfer space.
What is not typically funded: feature tiles beyond standard spec, high-end vanities, stone benchtops, decorative lighting. The NDIS pays for access and safety, not aesthetics. Some participants top up the NDIS-approved portion with private funds, and our network specialists can quote both components side by side.
Common situations our network handles.
Recognise any of these?
- Your OT report recommends bathroom modifications but your plan manager needs quotes.
- The step into the shower is a daily fall risk.
- A standard vanity and bath no longer work for the person who uses them most.
- You need grab rails placed correctly, not just screwed into drywall.
Here is what we do about it.
- Level-entry showers with no step and slip-rated flooring to AS 4586 R10 or R11.
- Wall-blocked grab rails placed to OT specification, rated to 200kg plus.
- Turning circle-compliant layouts for wheelchair or walker access (1540mm turn circle minimum).
- Automatic or lever tapware, height-adjustable shower heads, and accessible storage.

NDIS Bathroom Modification: your questions.
Does the NDIS pay for a bathroom renovation?
+
The NDIS funds modifications that support participant goals and are reasonable and necessary. A full cosmetic renovation is not funded, but specific accessibility modifications (level-entry shower, grab rails, accessible vanity, non-slip flooring) are commonly approved when supported by an OT report.
Do I need an Occupational Therapist assessment first?
+
Yes. Most NDIS bathroom modification funding requires an OT assessment and a home modification report. Our network specialists work directly from the OT report and can recommend OTs if you do not already have one.
How long does an NDIS bathroom modification take?
+
Plan approval can take 4 to 12 weeks. Once approved, the build itself runs 3 to 6 weeks, similar to a standard renovation. Our network specialists can provide the quote pack the plan manager needs.
What is an SDA bathroom?
+
Specialist Disability Accommodation (SDA) is housing built to specific design categories. SDA bathrooms have mandatory spec: 1540mm turn circle, level entry, specific grab rail placement, accessible tapware. Not every NDIS-funded bathroom is SDA, but some are.
