Temporary injuries and short-term recovery needs are not covered by NDIS home modification funding.
Will the modification directly reduce the need for paid support in daily bathing or toileting?
NDIS funds modifications that demonstrably reduce formal support hours. Cosmetic or comfort-only changes are not funded.
Does your NDIS plan include goals or supports related to home accessibility or increased independence?
If your plan only covers therapy or assistive tech, home modifications may not be reimbursed without a plan review.
Do you already have an Occupational Therapist assessment supporting the modification?
Almost all NDIS bathroom modifications require a written OT assessment that specifies the clinical rationale and minimum works. The OT must be registered with AHPRA.
Are you the owner-occupier of the home (or do you have owner consent and lease >5 years)?
Renters can access NDIS bathroom modifications if they have written owner consent and a lease long enough to justify the investment.
Is the expected modification cost under $20,000?
Under $20k is minor home modification and follows a simpler approval pathway. $20k+ is complex home modification with extended assessment.

Minor Home Modification is under $20,000 total and follows a simpler approval pathway (OT assessment + three quotes + myplace submission). Complex Home Modification is $20,000+, requires a registered Building Modification Specialist alongside the OT, and follows an extended assessment pathway through the NDIS Home Modifications team.
What qualifies a renovator to do NDIS work in Adelaide?+
For Minor Modifications, any licensed SA building contractor can quote and complete the work. For Complex Modifications, the lead contractor must be a registered NDIS Home Modification provider with a current Building Modification Specialist certification. Our network includes contractors registered in both pathways.
Who pays for the OT assessment?+
OT assessments are funded through the Capacity Building supports in your NDIS plan. The cost is usually $800 to $1,800 in Adelaide and is paid directly by NDIS to the OT, not by you. If your plan does not include OT capacity building, a plan review may be needed.
Can I use any Adelaide renovator or do I need an NDIS-registered one?+
For self-managed or plan-managed participants, you can use any licensed Adelaide renovator provided they meet SA building licence requirements and can provide NDIS-formatted quotes. What bathroom modifications does the NDIS typically fund?+
Common funded modifications include level-entry showers (removing step-over or hob), grab rails, widened doorways for wheelchair access, raised toilet seats or custom-height WCs, accessible vanities with knee clearance, slip-resistant flooring, and lever-handle tapware. Aesthetic upgrades (tile colour changes, new mirrors) are not funded.
